Yes — but local rules apply. Short-term rental is permitted in Germany but subject to city-specific regulations. In cities like Berlin, Munich and Hamburg a permit may be required to avoid "misappropriation of residential space" rules. We advise you during the free consultation on what applies in your specific city and can support you through any application process.
It depends on your city and the type of use:
Renting part of your home occasionally: usually no permit required
Full STR of a separate unit: often requires registration
Income must be declared for tax purposes in all cases

STR income is taxable in Germany and must be declared in your annual tax return. There is a small exemption up to €520/year. Beyond that, we recommend a tax advisor. Dropby provides monthly reports that make your tax filing significantly easier.
🏠 Ownership & Control
Absolutely. Dropby is not a co-owner and acquires no rights to your property. We act as your operational service provider — you remain 100% owner, make all key decisions, and can end the partnership at any time.
It depends on your chosen model:
Done-for-You Hosting: Your involvement reduces to roughly 1–2 hours per month — reviewing monthly reports and making strategic decisions.
Automation Setup: You continue hosting, but with a system that handles 80% of the work automatically.
No long-term lock-ins. Notice periods are clearly stated in the contract — typically 30 days to end of month. With the Automation Setup, all systems and access credentials belong 100% to you from day one.
📍 Markets & Properties
We operate across the entire DACH region — Germany, Austria and Switzerland. Because most of our work is remote and system-based, we are not limited to specific cities. For Done-for-You Hosting we work with local cleaning partners. Reach out and we will check your region individually.
Either works. Many of our clients rent just part of their property — a spare room, a basement apartment, or a garden unit — while still living there themselves. This is one of the lowest-barrier ways to enter STR without buying a second property.
In most locations: significantly yes. Our clients average +210% more revenue than with long-term tenants. Of course, it depends on location, furnishing and occupancy. In the free consultation we do an honest potential analysis for your specific property — no sugarcoating.
⚙️ For Existing Hosts
Absolutely. For existing hosts we offer our Automation Setup (Option B). We analyse your current operation, identify manual bottlenecks, and build a system step by step that drastically reduces your workload — without giving up control. Many hosts halve their time investment within the first month.
We work with proven STR tools for channel management, dynamic pricing, automated guest messaging and cleaning coordination. Tool costs are transparent and low — typically €50–80/month. With the Setup package you receive a full tool recommendation and configuration tailored to your situation.
💶 Pricing & Models
We work on a performance basis — our fee is a percentage of the revenue generated. That means: when you earn more, we earn more. No fixed monthly fee, no risk for you. The exact rate is discussed individually in the free consultation, based on location, property size and expected volume.
The setup is a one-time project fee — plus an optional ongoing support subscription. Tool costs (software subscriptions) are typically €50–80/month and are paid directly by you, transparently and without markup. Package pricing is discussed in your free initial consultation.
